Welcome to customlivinghomes.com. This site is operated by Custom Living Manufactured Homes (“Custom Living”, “we”, “us”). By using this site you agree to these Terms. If you do not agree, please do not use the site.

1. What this site is for

This site provides information about manufactured homes, modular homes, accessory dwelling units (ADUs), and the design, financing, permitting and construction services we offer. It is an information and inquiry tool. Using it does not create a contract to buy, sell or build anything. Any purchase or construction work is covered by a separate written agreement signed by both sides.

2. Accounts

Some features let you create an account, save favorite properties and save searches. If you create one:

Give accurate information and keep it up to date.
You are responsible for what happens under your account, so keep your password private and tell us promptly if you think someone else has access.
We may suspend or close accounts that are used to break these Terms, to misuse the site, or to harm other users.

Listings on this site come from us and from third-party sources including multiple listing services. We work to keep them current, but:

Availability, price, dimensions, lot rent, fees, taxes, community rules and photographs can change without notice, and a listing may remain visible after a home is sold or withdrawn.
Square footage, room counts and site plans are approximate and are not a substitute for measuring or inspecting the home yourself.
Nothing on this site is an offer to sell or a guarantee that a particular home is available.

4. Estimates, financing and pricing

Prices, payment estimates and any figures produced by calculators on this site are illustrative only. They are not a loan offer, a pre-approval, a quote or a commitment to lend. Actual terms depend on the lender, your credit, the property, current rates and full underwriting. Financing is provided by third-party lenders, not by Custom Living, and their terms govern.

5. Inquiries and how we contact you

When you submit a form or ask us to contact you, you agree we may reply by email, phone or text using the details you gave us. You can opt out of marketing messages at any time by replying to any message or contacting us. Our use of your information is described in our Privacy Policy.

6. Acceptable use

Please do not:

Use the site unlawfully, or to harass, defraud or impersonate anyone.
Scrape, crawl, harvest or bulk-copy listings or other content, or try to get around any technical limits.
Upload malware, attempt to gain unauthorized access, or interfere with the site’s operation.
Republish our content commercially without written permission.

7. Our content

The site’s text, photographs, floor plans, brochures, logos and design are owned by Custom Living or its licensors and are protected by copyright and trademark law. You may view, download and print material for your own personal, non-commercial use in considering a purchase. All other rights are reserved.

Manufacturer names, model names and logos belong to those manufacturers and are used to identify their products.

8. Third-party links and manufacturers

The site links to third-party sites and references homes built by third-party manufacturers. We do not control those sites or products and are not responsible for their content, availability or practices. Any manufacturer warranty is given by the manufacturer, not by Custom Living, and its terms and limits apply.

9. Disclaimer

The site is provided “as is” and “as available”. To the fullest extent the law allows, we disclaim implied warranties of merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted, error-free or free of harmful components.

Nothing on this site is legal, tax, financial, engineering or construction advice. Zoning, permitting and ADU rules vary by city and county and change often; confirm current requirements with the relevant authority for your property.

10. Limitation of liability

To the fullest extent permitted by law, Custom Living and its owners, officers, employees and agents will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, revenue, data or goodwill, arising out of or relating to your use of this site, whether the claim is based in contract, tort, strict liability or any other theory, and even if we have been advised that such damages were possible.

Our total liability for all claims arising out of or relating to this site or these Terms will not exceed one hundred dollars (US$100).

Some jurisdictions do not allow the exclusion or limitation of certain warranties or damages, so parts of this section may not apply to you. Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence.

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Orange County, California, and both sides consent to that jurisdiction.
