MH Advantage® is a special type of manufactured home financing designed for homes that include features similar to traditional site-built homes. Homes that qualify for MH Advantage offer buyers the benefit of conventional mortgage rates, making them a great option for those seeking high-quality, affordable housing. What qualifies an MH Advantage home.

Multi-Section Design

MH Advantage homes are required to be multi-section properties. Single-wide homes do not qualify.

Enhanced Home Design Features

To qualify, homes must include specific design elements like:

  • Eaves that are 6 inches or greater (or eaves as small as 4 inches with added gutters).
  • Roof pitches of 4/12 or higher (does not apply to triple-wide homes).
  • Low-profile floor set (no more than 30 inches from the ground).

Energy Efficiency Standards

MH Advantage homes must meet one of three energy standards:

  • Overall U-Value of 0.076 or less,
  • 2009 IECC,
  • Energy Star certification.

Interior & Exterior Features

Homes must include:

  • Drywall throughout,
  • High-quality cabinetry in kitchens and baths,
  • Durable tubs and showers made from materials like fiberglass, tile, or solid surface.
  • Exterior siding of fiber cement, masonry, or engineered wood, among other durable options.

Appraisal Requirements for MH Advantage

Starting February 1, 2023, appraisers evaluating MH Advantage homes will use at least two site-built homes as comparables, ensuring that your home's value is accurately assessed.

Installation and Site Requirements for MH Advantage Eligibility

To qualify for MH Advantage financing, certain on-site features must be completed by Custom Living Homes:

  • A driveway made of blacktop, concrete, pavers, or gravel leading to the home or garage/carport.
  • A sidewalk made from blacktop, concrete, bricks, or pavers connecting the driveway to the home's entry.

Income-Based Price Adjustments

Buyers who meet certain income requirements may qualify for waived Loan Level Price Adjustments (LLPAs), providing additional savings. Our loans also comply with Duty to Serve guidelines, offering more affordability to those who qualify.
